Introduction To Portland Oregon Real Estate

Portland is often called the model of a well-planned city. This is doubtless a consequence of Oregon's practical land-use policies, especially the 1974 set-up of an urban growth boundary. This move conserved land in the style of farming practices of the 1800s. This was uncharacteristic in a period when many areas neglected their major cities for expansion along highways, satellite cities and suburbs.

However, there are real estate investors and developers who do not quite concur with the urban growth boundary. They reason that the boundary has been a double-edged sword. In other words, it has given not only benefits, but a stark rise in housing costs. Yet housing costs are distinctly less than in metropolitan areas in Washington and California. Furthermore, the inhabitants enjoy the benefits of a compact area that has a well-organized public transportation system and less traffic. Also, the city's Development Commission has a big hand in Portland's growth. Established in 1958, it offers economic development and housing programs in the city.
The thickly inhabited parts of Portland are rather uneven, with the West Hills bordering the west side, while the east is much flatter and spans about 170 blocks until Gresham. They stretch from the start of East Portland to the periphery of Gresham's suburbs. Beyond that lies rural Multnomah County.
Greater parts of inner Portland, as well as downtown Portland, have narrow streets and compact city blocks. Each block is 60m square. Twenty separate combined blocks, each measuring 80m long, align one mile of road. Most streets are 20m wide; the mix of narrow streets and compact blocks makes downtown Portland pedestrian-friendly. In comparison, Manhattan's east-west streets are separated into blocks that measure 180 to 240m long; Seattle has city blocks that measure 70 by 100m.

Corvallis Oregon Real Estate - 5 Steps To Buy Your Perfect Home

Here are some stats for Corvallis in the month of July:
The average days on market for homes has gone done from 135 to 133. As far as listings goes, the numbers went up from 536 this time last year to 565 this year.

As far as homes sold this month last year at 77 to this year at 47. And on top of that the time if takes to sell the current inventory nearly doubled from this time last year of 7 months to today's number of 12 months!
So as you can see the Corvallis Oregon real estate market has slowed down from this time last year. Some professionals say that the summer months are traditionally slow here, but you really can't judge market conditions on what time of year it is.
So keeping all these stats in mind you have to know how to find a fair deal and still get the home you've always wanted.
Here are 5 steps to follow to get you there easily...
First, get yourself fully approved. Regular pre-approvals don't fly anymore.
Find a local lender who you can sit down in person with you.
You want to deal locally because they understand the Corvallis area and know of loan programs that might be of extreme benefit.
By extreme benefit, I mean, local programs that will help with closing costs or any other expenses relating to your loan. Sometimes you might even be able to find 100% financing options that most lenders and Realtors will say "don't exist".
Second, make sure your are 100% set on a specific area to live.
Do this by educating yourself and familiarizing yourself with the school districts, the neighbors and what's going on in the neighborhood at different times in the day.
Doing so will narrow down your search for homes and keep you from wasting time.
Third, you have to get a real estate agent that specializes in Corvallis specifically.
You will be able to tap into the resources they have for this area. This will allow you to find significant discounts and hidden area's for you and your family.
Fourth, don't be afraid of doing some repairs yourself.
A house that just needs some drywall work or a small paint job can sometimes be the perfect home.
Many of the homes in Corvallis don't have major issues unless you are looking to buy a home in the historic area's or near OSU.
And if your real estate agent is well connected he can usually refer someone who will do the work for very little.
On top of that sometimes there are local programs that will pay for your repairs, especially in the Benton county area's. They offer this as a way to improve neighborhood area's over time.
And finally, be ready to jump!
When a deal seems really good, don't let it sit to long.

Oregon Real Estate - Going Hip and Green

Located in the Pacific Northwest, Oregon is hip state that gets a lot of rain. This rain results in a beautiful green state, but doesn't put a damper on the real estate market.

Oregon
From the stunning Crater Lake to Pioneer Square in Portland, Oregon is a diverse state. The population ranges from hippies to the very conservative depending upon where you happen to be standing. There are forests, beaches, rivers and even deserts. All of this is typically within a couple hours drive from every major population center. Go skiing one day and sailing the next!
Portland
Portland is truly a big city with a small town feel. This dichotomy is a product of very careful planning, which has led to a lack of the urban sprawl seen in so many other cities. The architecture has a prominent east coast flavor, with red brick buildings on prominent display. The city is populated with coffee houses, bookstores and microbreweries. Indeed, Portland seems to be the home of the microbrew, with literally hundreds seeming to exist. For quality of life, Portland gets top marks.
Eugene
If you've watched the movie "Animal House", you're familiar with Eugene. Yep, the movie was shot there. Eugene is a wonderfully eclectic mix of styles, politics and attitude. The home of the University of Oregon, the city is energized with student activities. On the other hand, Eugene also has a sophisticated side with operas, Bach classic music festivals as well as a symphony and ballet company. Perhaps the best thing that can be said about Eugene is most visitors make plans to live in the city at some point in their life.
Oregon Real Estate
Oregon real estate is reasonably priced, but fluctuate wildly depending upon the particular location you are considering. A single family home in Portland will set you back $300,000 on average, while one in Eugene will run in the $325 range. The appreciation rate for Oregon real estate is a robust for 15 percent for 2005.
If you enjoy a bit of weather and the outdoors, Oregon is definitely a state to take a look at. Just keep in mind that once you move there, you may never leave.
